Edinburgh is a walking city. Most of what visitors come for (the Old Town and the Royal Mile, the castle, Princes Street and the New Town, Calton Hill) sits within twenty minutes on foot of each other, and our rooms are chosen to keep you in that circle or a short tram ride from it.
We run small places rather than big hotels: rooms with keypad entry and a code sent before you arrive, so you can come and go as you please, and a team you can reach by message or email when you need something.
Book here and you deal with us directly. No booking-site fees, and the price you see is the price for the room, with Edinburgh's visitor levy shown separately.

Getting to Edinburgh
From Edinburgh Airport, the tram runs to Haymarket, Princes Street and St Andrew Square, and on to Leith. The Airlink bus runs to Waverley.
Edinburgh Waverley is the main station, with trains from London King's Cross in about four and a half hours. Haymarket is the stop for trains from Glasgow and the west.
Parking in the centre is limited and paid. If you're driving, ask us about the nearest car park before you arrive.
Questions about staying in Edinburgh
Is the visitor levy included?
Edinburgh charges a visitor levy on overnight stays from 24 July 2026: 5% of the room price for the first five nights. We show it as its own line before you pay, so there are no surprises at the door.
How do I get in?
Our rooms use keypad locks. Your own door code is emailed to you before you arrive and works from check-in time on your arrival day until check-out.
Can I book for the Festival or Hogmanay?
Yes. August and New Year sell out early, and minimum stays can apply. Book direct for the best price, or email us for longer stays.
Which area is best to stay in Edinburgh?
For a first visit, the New Town puts you between the Old Town and the shops, close to Waverley. Haymarket suits travellers arriving by train or going to Murrayfield, and Leith is the pick for food lovers.
Why book direct?
No booking fees, the same rooms you'd find on the big booking sites, promo codes you won't find elsewhere, and you deal with the people who run the building.
